Set directly across from the United States Air Force Academy and with the entire region within 10 minutes drive of I-25, the 80921 zip code has consistently been a hub of growth. New Construction is common with the sprawling golf resort community of Flying Horse anchoring the area. To the north of Flying Horse is Gleneagle with infill construction opportunities, and to the south, Stone Crossing and The Farm, the latter only halfway complete in it’s development.Northgate 2018 Data Luxury
HIGHLIGHTS IN 2018:
- Flying Horse had the year it’s been promising for years with a dozen sales over $1 million, a nearly 10% increase in average price, a uniform increase of almost 10% in average dollar per square foot and an effective waiting list of buyers hoping to get into the area.
- Further south in Stone Crossing and Middle Creek Manor, the average sales price was only up fractionally, but the top sales price was up notably, an indicator of the strategic alliance with Flying Horse, where $800,000 home sales are common, but $800,000 homes on open space are hard to find (they’re usually on open space in Stone Crossing).
- While market times tend to be a little longer in 80921 than in other areas, it doesn’t seem to mute buyers’ enthusiasm to buy: For the third-straight year, sellers usually received 99% of their asking price in 2018 (99.4%).
