The Powers market east of Powers Blvd. seemed to move in near-perfect symmetry with the greater Pikes Peak Region market. All the stories heard about the super-charged, quick-selling market are here: an incredible probability of sale, basically no-negotiating asking price and a rapidly short time on market. Maybe the healthiest thing of all is the fact that the Powers market, which has less and less dirt to build on every year, appreciated at a repeatable 7% in 2016. It would not be outrageous to predict a very similar 2017 for 80922 with so little to sell and such a rabid audience of buyers for the homes that do come available.

Indigo Ranch is one of the easier neighborhoods to show and sell in east of Powers Blvd. There is a wide range of property choices, newer construction, larger than average lots, and some positively awesome views (which is rare east of Powers). There’s a large open space area on the original Indigo Ranch filings on the northwest side that enhances the views with a private, open foreground. There are also zero-lot-line single family homes on the east side with an HOA that takes care of all outside amenities. One of the fastest selling areas in the city, Ridgeview’s popularity has to do with it’s sheer size and wealth of houses. A couple thousand homes make up this sprawling neighborhood and even in a low-inventory market, something is usually for sale in Ridgeview. Homes were mostly built 2000-2005 and are usually traditional two-story and ranch floor plans. There are some homes that are vinyl-sided and local buyer taste usually does not embrace that; nor do especially violent hail storms. Some areas are HOA and some are not.ridgeview
Springs Ranch was the original big suburban expansion east of Powers. It was built in several waves from the late 80’s into the early 00’s. There are several different sub-neighborhoods and filings within Springs Ranch, an area that stretches from almost Stetson Hills Blvd on the north south to Leoti and Peterson. We have divided the area into a North and South area, the northern stretch tending to be a newer, later-model build area and the south tending to be a bit older, but likely with larger lots in the upper price ranges.

Stetson Hills for years has embodied the east-side suburbs. It checks a lot of boxes on access to the east side with a wealth of shopping amenities and nearby services up and down the Powers Corridor. What Stetson Hills does not have a lot of is open space or HOA’s. Most of the homes have covenants for their individual filing, but not a burdensome HOA.stetson-hills
